Full description



Set at the edge of the Medieval village of Gombereto, the house dates from the mid 1700s, and is built with solid rock walls, so retains the cool in the summer, and the heat in the winter. The building was re-roofed and insulated when the current owners purchased, and has full central heating. The oil fired boiler is in the cantina. All pipes and electrical work were trunked through the walls to maintain the integrity of the property. In keeping with tradition, and for better maintenance of the stone walls, all the walls have been painted using coloured limewash.



The front of the house was repointed, and the back of the house was replastered and finished with cotto in the plaster, a permanent finish so there is no need for repainting in the future.



The house is accessed via steps to the first floor, which leads directly into the sitting room.



SITTING ROOM



The sitting room measures 4.42 X 6.9 metres. As with all the rooms on the ground floor the ceilings were sandblasted to reveal the original wood beams and is floored with the much sought-after and rare square Tuscan tiles. There is a large fireplace, and a door leading directly into the study, and into the dining room. A door was removed from the top of the room to give direct access to the large hall. The room is furnished with two large cream sofas, a Rajastani daybed as a coffee table, a New York bakery trolley, old New York ceiling tile, a specially commissioned console table with old wood top, overhung with a huge antique French mirror. Next to the fireplace is a specially commissioned metal log basket.



As with many rooms in the house, thereÂ’s an antique kilim rug.

BEDROOM ONE



This room measures 3.8 X 4.8 metres, and features the same high wooden ceilings and original tiles as the sitting room. A large window overlooks a quiet backstreet of the village. The four poster metal bed frame was specially commissioned fof the 170 X 195 bed. ThereÂ’s an antique armoire for bed linens, Lloyd Loom chairs and an antique French day bed, bedside tables and a bookshelf.



STUDY



The study which measures 3.10 X 3.20 (narrowing slightly towards the window) has access from both the sitting room and the dining room, has a large window overlooking the terrace, and double doors leading to a Juliet balcony. The floor has original tiles, and the original window and door shutters. A long tressle table acts as a desk. The room also houses a magnificent Georgian bureau, which doubles as a drinks cabinet.



DINING ROOM



The dining room measures 4.75 X 3.40. The room was newly tiled. There is direct access to the terrace from this room, through newly fitted double glazed metal and glass doors. There is also a window with original shutters. An opening leads directly in to the kitchen. ThereÂ’s a commissioned pine circular dining table, which seats up to nine, a huge antique Russian chest, which holds all the table linen, and an old dentist trolley!



KITCHEN



Measuring 3.60 X 4.85 this room also has doors leading directly on to the terrace and large newly fitted double glazed metal and glass windows.



The freestanding Ikea kitchen includes dishwasher, fridge freezer, two ovens, and a gas hob. ThereÂ’s a large sink set in to concrete, numerous shelves and storage.



The kitchen is equipped with toaster, blender, electric whisk, numerous storage jars, crockery and cutlery.



HALLWAY



The large hallway measures 4.55 X 3.30. The commissioned metal staircase leads up to the second floor. The square terracotta floor tiles and sandblasted beamed ceiling are original. A large armoire was purchased locally and houses all the practical household items (brooms, polishes etc). There are several other pieces of furniture in the room, including an original Singer sewing machine table. A large metal and wood bookcase was commissioned for the house.



WASHROOM



The washroom is fitted with new tiled, but the original beamed ceiling. Shuttered windows overlook a small side terrace. The room has a sink set in to tiled concrete, and a large headed shower.



BEDROOM TWO



At the top of the stairs (which has a roof window fitted for additional light) and to the left is the smallest bedroom, fitted with hand carved wooden twin beds. The floors feature the original tiles, and the false ceiling was removed to reveal the rood pitch and the original beams. A shuttered window looks over the roof tops towards the garden. The room measures 3.45 X 2.60-3.55.



BEDROOM THREE



The largest bedroom takes up much of the width of the house and measures just under 5 metres X 3.40. There are three small windows which overlook the garden, fitted with new double glazed metal and glass windows. This room has been fitted with a wooden floor, painted white, the walls have been half plastered, with the top half retaining the original stonework, and the huge tree trunks that hold up the roof have been painted white. Apart from the King size bed thereÂ’s a sofa and Indian leather trunk, plus an antique dovecote! There are pine bedside cabinets and an antique pine chest, an antique washstand and a pine corner stand, plus three original French garden chairs.



BATHROOM TWO



Leading directly off the bedroom the room measures 3.45 X 2.70. There are two sinks set into concrete, and a shower unit. Original shuttered windows offer spectacular views across the valley.



The long hallway – approx 7 metres X 1.65, has two antique chairs and three circular mirrors, and leads to the fourth bedroom and third bathroom.



BEDROOM FOUR



Measuring 4.70 X 3.55 the room has been fitted with a wooden floor, and retains the original beamed ceiling. There are various pieces of antique furniture including a Victorian button back armchair and a mahogany chest of drawers.



BATHROOM THREE



This measures 2.70 X 3.40 and has a sink and a bath set in to concrete, together with a shower unit. This bathroom also has wonderful views across the valley.



OUTSIDE SPACE



Unusually the property features a south facing terrace, with wonderful views across the mountains and valley. The terrace measures approximately 11.5 metres X over 3 metres at its widest. All the posts and fencing were replaced with specially commissioned metalwork. To the left of the kitchen the end of the terrace leads in to a small walled terrace, and a private gate giving access to a back road into the village. Steps lead down in to the garden which has been extensively planted. ThereÂ’s an olive grove just below the main terrace, a mature olive tree in the main section of the garden, together with shrubs and roses, a pergola planted with Fragola grapes leading through to the back of the garden, which has been paved around a mature walnut tree, and in to a further paved area beyond, which has been set up with a seating pergola covered in grapevine and rambling roses. A small original stone shed is currently used for garden storage, and alongside that in a covered area is an outside shower, and a fridge.



The main garden is approximately 9/11 metres X 22 metres. The olive grove to the right is approximately 8 metres X 5.5 metres.



Additional steps lead down to the canteenas, which have only been partly developed, though fully set up with the necessary pipes and wirework for electrics an plumbing. Two of the floors have been dug up and reset with concrete.



Outside the cantina are additional small terraces, currently used for pots and plants, plus a seating area. There is also the original bread oven.



UTILITY ROOM



The only fully developed room in the cantina this large space measures around 7.8 metres X 3.40. ThereÂ’s a washing machine and large sink, numerous shelves and surfaces, an iron and ironing board, a chest freezer and a fridge freezer.



The remaining rooms, which replicate the spaces above, have not been developed and are currently used for storage. There are large doors leading out on to the street at one end, and to the terrace and garden at the other. All the windows have been replaced with new double-glazed metal and glass windows, as have two of the doors.



PARKING



A small piece of land just below the short mule track is included in the sale, which at comparatively low cost could be set up as a parking area.



OVERVIEW



Because of the unusually large size of the rooms, and the configuration of the property, we feel it would be ideally suited to people looking to possibly develop it as a source of income, either as a B&B, self catering, a restaurant! or as a cookery school, since the cantina could be developed into a spectacular space. Since the house is being offered with nearly all its contents it is also a walk-in situation.



Though thereÂ’s no shop in the village there is a general store up at San Gemingnano, just 5 minutes walk up the mule track, and Bagni di Lucca is an easy ten minute drive down the hill.
