The Cascina was built in 1877 using traditional piemontese methods, the property being built of stone, keeping the house cool in the height of the hot summers. It sits under the shadow of an 11th century castle housing the regions best wines. Surrounded by woodland which runs the length of the Serra, with views on a clear day of the breathtaking alpine range.

The area is completely un spoilt and extremely beautiful. At the bottom of the field there is immediate access to 300km of riding trails literally on the doorstep.

Minutes from Lago di Viverone with every water sports on offer, and
Turin, Milan the Alps and the Great Italian Lakes all within easy traveling distance. There is a plethora of things to do here.

Cascina Pioglio can be found on the outskirts of the sleepy village of Roppolo. In the North of Piedmont some 8 to 10 hours drive from Calais and within easy reach of four airports. Nestled between two Great cities, Turin and Milan and only 1 hour from being on piste.

THE FARMHOUSE

ENTRANCE Double wooden doors into a small lobby, red granite underfoot with heavy wood and glass doors (throughout) to either side of the property. A stairway with terracotta tops, and painted risers leading to the first floor. There is a recess at the top of the stairs for flowers or ornamentation and a ceramic tiled landing with doors to bedrooms either side of the house.

THIRD RECEPTION ROOM/5TH BEDROOM 2.70m x 4.90m
Currently used as a fifth bedroom this room could make a useful third reception as it backs onto the lounge it would be easy to install a double sided stove. The room has a barrel vaulted ceiling, and an unusual tiled floor. The window is to the front aspect overlooking the garden and has a beautiful green granite sill. Telephone point. Radiator.

BOILER ROOM/UTILITY ROOM/DOWNSTAIRS TOILET 1.75m x 4.90m
This room has a barrel vaulted ceiling at the rear of the room there is a toilet and sink already in place. Currently this room can only be accessed from the front garden and is used as a utility room. It would not be difficult to incorporate this room into the lower level of the house. It could make a separate living unit or an ideal downstairs shower room/utility room.

When we bought the house this room housed an enormous wood and oil fired boiler, which practically filled the room, we replaced this with a brand new gas fired central heating system in 2006 which was then moved to the loft. The system has a 3000litre tank and although not currently connected to has the facility to be plugged into solar panels and or a wood burning thermocucina (Rayburn).

This room has a high ceiling and a ceramic tiled floor. There is an area beneath the stairs for storage, although this currently houses a bar. We have managed to get our hands on a very old stove which used to live in Mont Alto Castle. There is a door from this room to the ‘cantina’ or cellar. KITCHEN/FAMILY ROOM 7.90m x 5.70m
Approach via five odd shaped stairs cut into the rock on a mezzanine floor you will find this wonderful entertainment space. With a ceramic tiled floor and sloping beamed wood ceiling. The kitchen has been fully refitted with modern white high gloss units, combined with oak work tops and double ceramic sink with traditional mixer taps that give the kitchen a farmhouse feel. There is space for a tall side by side fridge and freezer. A dishwasher with an option to have this integrated. Back lit glass cabinets open shelving and a plate rack completing the look. With under cupboard lighting providing a good working light.
Opposite this row of units is an island. This houses a new oven, a five burner gas hob, with wok burner and further cupboards. There is sufficient room to seat eight people around the breakfast bar. There is currently a thermocucina in the kitchen (not plumbed) which is not included in the sale.

The other side of the room is great relaxation space, which currently houses our library. This can be used as a day room. There is plenty or space for sofas, a television and music. A large wood burning stove completes this Great Room.

Steps lead down from the dining room into a cavernous space. There is huge wine vat and several old barrels still left in the cellar. The roof is original brick Piemontese vaulted. The farmhouse has it own enclosed double front garden, as you step outside the front door there is a crazy paving pathway which leads along the front of the house, towards the cottage, it also lead to the right to the double front gates and straight ahead to the patio area in the middle of the gardens. To your right is the front wall there is a sink moulded into the wall. There is a lawned area with borders separating the house from the patio. The patio is covered by a pergola which in turn is smothered with wisteria and a grape vine (uva fragola). A large granite table sits beneath the pergola. Beyond this is ‘the secret garden’ a further lawned area with borders with well established shrubs. Bordered to the left by a very old brick wall and to the right with a wall and railings covered in climbing roses.

The Cottage also has it own front garden, lawned with feature planting and a walled shrubbery. It is dominated by the tavernetta a wonderful covered outside eating space in the summer.

The properties are approached via the rear. There are full height double gates (not currently electric, but this would be very simple to do) which lead you into a 250sqm block paved driveway. It runs behind the whole of the length of the property and is edged with a border of roses, climbers and fruit trees. There is ample parking at the end of the driveway and in front of the tavernetta where parking is offered beneath a pergola covered with roses. Beyond this is an area ripe for development, currently grassed, it is classed as ‘edificabile’ (which can be built on). It could be a wonderful spot for a swimming pool. There is a huge cherry tree and to the side of this the ‘Orto’ (vegetable patch) where Mediterranean vegetables compete with their English rivals. There are also peach, apricot, pear, plum and apple trees.

The stables consist of 4 good sized stables and a barn 75 square metres in total. All are block paved as is the apron to the front. In front of the stables is an area which could be turn into a ménage. Beyond this are the paddocks, mostly post and electric fenced. The paddocks are surrounded by further land, the land to the right I am told is likely to come up for sale within the next few years. Beyond this are the woods.
