This is a large and stunning farmhouse, with views of the Alps and only minutes from Lago di Viverone, and within an hour of Milan and Turin. Built in 1877 of stone in the hamlet of Pioglio just outside the village of Roppolo. It comes with parking an al fresco dining area and pretty garden. ENTRANCE Double wooden doors into a small lobby, red granite underfoot with heavy wood and glass doors (throughout) to either side of the property. This room has a barrel vaulted ceiling at the rear of the room there is a toilet and sink already in place. Currently this room can only be accessed from the front garden and is used as a utility room. It would not be difficult to incorporate this room into the lower level of the house. It could make a separate living unit or an ideal downstairs shower room/utility room.

When we bought the house this room housed an enormous wood and oil fired boiler, which practically filled the room, we replaced this with a brand new gas fired central heating system in 2006 which was then moved to the loft. The system has a 3000litre tank and although not currently connected to has the facility to be plugged into solar panels and or a wood burning thermocucina (Rayburn).

Approach via five odd shaped stairs cut into the rock on a mezzanine floor you will find this wonderful entertainment space. With a ceramic tiled floor and sloping beamed wood ceiling. The kitchen has been fully refitted with modern white high gloss units, combined with oak work tops and double ceramic sink with traditional mixer taps that give the kitchen a farmhouse feel. There is space for a tall side by side fridge and freezer. A dishwasher with an option to have this integrated. Back lit glass cabinets open shelving and a plate rack completing the look. Opposite this row of units is an island. This houses a new oven, a five burner gas hob, with wok burner and further cupboards. There is sufficient room to seat eight people around the breakfast bar. There is currently a thermocucina in the kitchen (not plumbed) which is not included in the sale.
