Property location:
This completely restored villa is located in the „culinary cradle“ of Italy, the Emilia-Romagna. Famous especially for its food and wines, it also boasts many art cities such as Parma, Modena, Reggio Emilia, Bologna and Piacenza, all within less than one hour drive.
The property is surrounded by marvellous countryside and unspoilt nature, perfect for relaxing outside with its pleasant temperatures in summer (up to 30 degrees Celsius) and hiking.
Being in the centre of northern Italy makes this property a perfect stepping stone also for other sightseeing tours (with Florence, Venice or Verona being all within a 120-mile radius), for trips to the beach (a good one hour drive) and for skiing trips in winter in the Apennine mountains (less than one hour drive).
Interiors:
The total surface of this villa amounts to 313 square metres, divided into 3 floors which are accessible by a wooden spiral staircase. The first floor is also accessible by an outdoors staircase.
Upon entering the main living space on the first floor from the main staircase outside, there is the elegant living room with tasteful wooden floors and its cozy fireplace. In the next room there is a large bedroom, another smaller bedroom, a bathroom with a tub and mosaic designs and a bright eat-in kitchen with access to the balcony and to the garden.
To further enlarge the living room, the adjacent wall of the large bedroom could be removed, creating a very spacious living room of about 80-90 square metres.
On the second floor there is a large open space area consisting of the bright eat-in kitchen and a living room. Plus two bedrooms and another stylish bathroom with a large shower with mosaic stones.
Both first and second floor are surrounded by a balcony, giving access to all rooms to the pleasant weather in this area in summer and giving direct access to the garden from the first floor.
On the ground floor there has been created a so-called “taverna” (a rustic dining room) with a fireplace, another storage room currently used as a wine cellar (there is also another small wine/food cellar underneath), a boiler room and another bathroom.
Property condition:
In 2007 this villa has been completely and skilfully restored, laying fine parquet flooring throughout the entire first and second floor which contributes to a very warm and elegant atmosphere. All windows have been renewed featuring double-glazing and its original (restored) characteristic shutters. The ground floor has been laid with traditional Italian stone tiles.
Water, gas and electric appliances have been completely renewed as well, together with the interior and exterior pipes. The gas heating is indipendent for each floor and can by regulated by a thermostat.
Garden:
The entire property is surrounded by a spacious garden of about 3200 square metres with trees and plants (there are also about 600 hedge plants along the fence which surrounds the property). An irrigation system and a well supply water for the plants. There is also enough space for a swimming pool which can be built by local companies.
Atmospheric floor lights and garden lights can be switched on either automatically or manually in the evening, giving the house a charming look. For outside dining in the typical warm and pleasant summer weather, there is also a stone barbecue in the garden.
