THE PICCOLO BORGO of RANCITELLA of URBINO

The historic hamlet of Rancitella, which includes the former parish church of St Egidio, lies just 10km from the historic city of Urbino. The property, which comprises a total of 400o cubic metres, equivalent to a surface area of ca 900 sq. m, is constituted as follows:
1. A complex of approx.3100 cubic m., equivalent to a surface area of 760 sq.m., representing 6 separate units as listed in the Land registry, namely 4 apartments, each with its own private outdoor space; one communal outdoor area of 1600 sq.m., and 1 garage.
The Urban Planning Department of Urbino has accorded the property the status of ‘listed building of architectural interest with protected landscape’, and it is assigned for use ‘as a private residence or as tourist accommodation’.

2. The former Church of St Egidio, a building of 900 cubic metres with a floor area of 140 sq.m. and adjacent ground of 850 sq.m. The building, now deconsecrated, is listed by the Italian heritage authority (Soprintendenza, art.18, 19 &21 D..Lgs.42/2004), but as of the ministerial decree no.13 of 22/4/2010, may now be designated a multipurpose space to be used, for example, as a study centre, for artistic or cultural workshops, as a library, conference space or concert venue – with the sole condition that the dignity and sacred origins of the building be respected.

3. Approx. 14.297 sq.m. of surrounding land, including the entrance avenue lined with cypresses and ancient oaks, areas of level ground suitable for orchards and vegetable gardens, some woodland and an old well.

4. Some items of church furniture: a large 16th century oil altar-piece, 2 confessionals, a 17th century gilded grille, a wrought-iron altar-rail and 24 pew-benches.

The Piccolo Borgo, which for the most part is in habitable condition
today it is partially inhabited and it requires some routine maintenance and refurbishment, and would benefit from some restoration.
The sale price of the entire complex is €620.000.

Adjacent to the property, and also available for sale, there is a further 17.000 sq.m. of farmland, together with about 3 hectares of pinewood that extends till the top of hill overhanging Rancitella.
