The unspoilt region of Le Marche is in mid-Italy, to the east of Tuscany and Umbria, and borders on the Adriatic coast. The Spa town of Sarnano is about 90 minutes inland on the edge of the magnificent Sibillini National Park. The B&B occupies a central location in a 16C Palazzo in the Old Town (Centro Storico), within a few minutes walk along the cobbled streets to authentic local bars, restaurants and shops.
The town is overlooked by the Sibillini mountains in the Apennines, providing a magnificent, picture-postcard backdrop to the location.

Premises details:
The apartment offers 180 sq.m internally and occupies the top (2nd) floor of a terraced, authentic Palazzo building. There are 2 owners in the basement who have office space only; a 3rd owner occupier on the ground floor and 4th occupier on the 1st floor who only visit 3 times a year. Building maintenance is shared on an agreed basis only between 6 owners. The building is incredibly quiet and private with no children or pets. The area is well maintained by the local Comune and the streets are litter-free.

Building Expansion: There is the possibility of adding an outdoor patio to the building, which would provide al fresco dining in the summer months. It is not a listed building (despite the age of the property) and planning is a fairly simple procedure.
There is a large area of useful, insulated loft space with old beams.

Competition / Market:
The area is populated with many 'holiday villas with pools', Agritourism, more rustic B&B's and several large hotels. A Boutique hotel in the centre of town attracts a unique market for couples-only short breaks or holidays.

Reasons for selling:
I do not have the capital required to build up the business and sustain on-going costs. There are many opportunities to promote the business via property portals to gain further exposure.

Support & training:
One-off training in use of online booking system (there is also independent technical support offered with this) and website back office Wordpress updating. There are no monthly fees attached to these facilities as they have been purchased outright. I have an e-commerce site, so booking is available 24/7, but the actual time spent in the office is flexible. Following the refurbishment work over the last year, I have been working very long hours to create an online presence. There has been a great deal of research into how best to market the business and which portals to use, as well as keyword investigation and site optimisation. This, of course, is always ongoing, as are all marketing activities. Also, I provide an availability calendar, which is programmed to indicate variable rates according to number of people occupying each room, number of nights and low, medium or high season rates. I only accept online booking via PayPal but the process is seamless and very straightforward, with appropriate emails generated at each stage of the process. I can offer expertise with email marketing campaigns, articles for PR, blogs, SEO, etc but these are chargeable on a daily rate.
